What is the Illinois Homeowner Assistance Fund and How Can it Help Homeowners?

The Illinois Homeowner Assistance Fund (ILHAF) is a program created by the Illinois Housing Development Authority to help homeowners that have fallen behind on their mortgage payments due to Covid-19.

How much can homeowners get through ILHAF?

For those who qualify, ILHAF can pay out up to $60,000 to cover missed mortgage payments and other costs. Homeowners are able to still apply even if the amount of mortgage delinquency is greater than $60,000, so long as the homeowner can cover the difference.

Where do the ILHAF funds go to?

Any grant money that is approved goes directly to the mortgage servicer. Homeowners primarily use the funds to pay past due mortgage amounts. However, ILHAF funds may also be used towards:

  • Overdue homeowner's or flood insurance,
  • Overdue condo/homeowner association fees, and
  • Overdue property taxes.
How can a homeowner apply for ILHAF?

In order to apply for ILHAF, a homeowner must:

  • Have experienced a Covid-19-hardship that began, continued, or worsened after January 21, 2020,
  • The distressed home must be the primary residence,
  • The home must be located in Illinois, and
  • Have a household income below 150% of the median income in their county.  Homeowners can locate the income limit for their respective county on the Housing and Urban Development website (see here)

The ILHAF application can be found online here. Homeowners should apply as soon as possible -- once the fund monies are exhausted, ILHAF will close.
